NEVIS REAL ESTATE TAX LAWS CHANGE JULY 1, 2005
Great news for buyers!!!
As of July 1, 2005, taxes on buying properties have changed - making it less expensive for non-Nevisians to afford a piece of paradise!!
For contracts signed after July 1, the sellers must pay the whole Stamp Duty charge of 12 percent of the purchase price. (Previously it was split 6 percent for the buyer and 6 percent for the seller).
Buyers who are not citizens of St. Kitts-Nevis must still pay the 10 percent cost of obtaining an Alien Landholders License. In addition, legal fees (as recommended by the local bar association) remain about 2 percent of the purchase price.
To summarize, it will now cost buyers 12 percent to purchase a home on Nevis; sellers will pay 12 percent Stamp Duty plus real estate commissions if any apply.
